Job Title: Development Engineer – Residential Housing
Location: Birchwood, Warrington
Job Type: Full-time, Permanent

We are working in partnership with a well-established, privately-owned residential developer to recruit a Development Engineer to join their growing technical team based in Birchwood, Warrington.

About the Role
As Development Engineer, you will provide vital engineering and technical support across multiple residential developments. You will work closely with consultants, internal departments, and site teams to ensure the smooth delivery of projects from design through to construction and final adoption.
Key Responsibilities

Manage external consultants to ensure timely delivery of information at each stage of design.

Attend and contribute to meetings across the land, design, engineering, pre-start, and construction phases.

Review and assess designs for roads, sewers, foundations, drainage, and proposed levels for technical approvals and procurement.

Liaise between consultants and site teams to ensure practical, buildable solutions.

Upload Building Regulations packages to NHBC/LABC and monitor clearance of conditions in line with completion schedules.

Procure utility service packages for new sites and manage registration and distribution of meter information.

Collate and distribute tender-stage documentation, including pre-tender health and safety information.

Manage the production of estate boundary approvals and plot deed plans.

Oversee timely technical approvals through coordination with external consultants.

Instruct as-built surveys and ensure accuracy of returned data.

Lead closedown meetings and manage site completion processes through to adoption, helping to reduce bond exposure.
Candidate Profile
-
Demonstrable experience in a similar Development Engineer or Technical Engineer role within residential housing.

Strong understanding of engineering design processes for housing developments, including roads, drainage, utilities and levels.

Highly organised with the ability to manage multiple projects and deadlines.

Strong communication skills and the ability to work collaboratively across departments.

Proficiency in IT systems including AutoCAD LT.

Relevant academic or professional qualifications in civil engineering or a related discipline.

Self-motivated and team-oriented, with a practical and proactive approach.
